This Special Power of Attorney (hereinafter referred to as “the Deed”) is executed on this ___ day of _______, 20 at _____________ by:

IN FAVOUR OF
Mr./Ms. [Name of Attorney], aged about ___ years, son/daughter of ______________, residing at ___________________________, Aadhar No. ______________ (hereinafter referred to as the “ATTORNEY”, which term shall, unless repugnant to the context or meaning thereof, include his/her heirs, legal representatives, successors, executors, and assigns).
WHEREAS
- The Executant is the sole and absolute owner of the property situated at __________________________ (full description of the property including boundaries, area, and other details), hereinafter referred to as “the Property”.
- The Executant has entered into an agreement for sale dated __________ with Mr./Ms. [Name of Purchaser], son/daughter of __________, residing at ________________________, for the sale of the Property for a total consideration of Rs. __________/- (Rupees _______________ only).
- The Executant, being unable to personally execute and register the sale deed or perform related acts, has decided to appoint and authorize the Attorney to act on his/her behalf for the purpose of completing the sale transaction.
NOW THIS SPECIAL POWER OF ATTORNEY WITNESSETH AS UNDER:
1. Authority to Receive Sale Consideration
The Attorney is hereby authorized to receive the full sale consideration of Rs. __________/- (Rupees _______________ only) from the purchaser, Mr./Ms. [Name of Purchaser], as per the terms of the agreement for sale dated __________, and to issue a proper receipt and discharge for the same, which shall be binding on the Executant.
2. Execution and Registration of Sale Deed
The Attorney is authorized to:
(a) Execute the sale deed or any other deed of conveyance for the transfer of the Property in favor of the purchaser or his/her nominees, assigns, or successors.
(b) Present the said sale deed or any other documents required for the registration thereof before the Sub-Registrar of Assurances or any other competent authority and to admit execution of the same.
3. Representations Before Authorities
The Attorney is further empowered to appear, represent, and act before all relevant government authorities, including but not limited to revenue offices, municipal corporations, or other regulatory bodies, to facilitate the lawful transfer of the Property, including payment of any taxes, obtaining no-objection certificates, or any other required clearances.
4. Ratification
The Executant hereby agrees to ratify and confirm all acts, deeds, or things lawfully done or caused to be done by the Attorney pursuant to the powers conferred under this Deed.
5. Limitation of Power
The powers conferred upon the Attorney by this Deed shall be strictly limited to the purposes specified herein and shall not be construed to grant any additional authority beyond what is expressly mentioned.
